Our bedrooms vary quite a lot - One was the Rectors, one was his dressing room and another was the guest room, where the Bishop would stay. They all have en suite facilities including toilets and washbasins. Six have baths with showers, whilst the other two have walk-in showers. All bedrooms are equipped with hot drink facilities, bottled Devon water, hairdryers, colour televisions, push-button radios, books and magazines. Two bedrooms are on the ground floor, one of them completely level with all of the public rooms. We would be pleased to discuss their suitability for anyone with mobility problems. Room views vary from Super, looking down the valley to the sea and Hartland Point to Good, overlooking our paddocks. |

From the m5 (about 45 minutes) Leave the m5 at Junction 27 onto the a361 towards Barnstaple. After about 25 miles turn right at a roundabout onto the a399 towards Blackmoor Gate and Ilfracombe. After another seven miles turn left at the sign for Bratton Fleming. On entering Bratton Fleming turn left at the t junction into the main street. After about 200 yards you will see the Post Office on the right. The drive to Bracken House Hotel is a few yards afterwards on the left hand side. From Cornwall Travelling from Bideford on the A39, turn left at the roundabout towards Barnstaple on the A361. Straight across two roundabouts and turn right at the third following the Lynton sign. Turn right again at the next roundabout, still signed for Lynton. Turn right again at the second set of traffic lights, now signed for Bratton Fleming. You will reach Bratton Fleming after 6 and a half miles along this road. After a further half mile through the village, the drive to Bracken House Hotel is on the right hand side opposite the Baptist Chapel and Beara Lane. |

Bracken House, situated on the periphery of Exmoor in Bratton Fleming, seven miles east-north-east of Barnstaple, was recently graded a 5-star guest accomodation by VisitBritain. Formerly a rectory, Bracken House has been converted into a small hotel without losing the general ambiance of a country house. It is delightfully situated in its own little world of eight peaceful acres, with streams and ponds. The garden attracts lots of birds including regular nuthatches, housemartins, ravens, occasional woodpeckers, buzzards circling overhead, and elusive wild tawny owls. It is also home to our resident injured owls. Grey wagtails frequent the pond with mallards and moorhens breed, and early risers may catch a heron or kingfisher. Located at 750 feet above sea level, there are magnificent views over rolling hills and wooded combes to the Taw Estuary and Hartland Point in the far distance. |

Cancellation Policy: If cancelled up to 31 days before date of arrival, no fee will be charged. If cancelled later or in case of no-show, 65 percent of all nights will be charged. Children and Extra Bed Policy: Children older than 12 years are welcome. There is no capacity for extra beds/cots in the room. Deposit Policy: A fixed amount of GBP 100 per room will be charged on the day of booking and is refundable. VAT and city/tourist taxes: VAT is included. Service charge is included. City/tourist tax is not applicable. Internet: Wireless internet is available in the entire hotel and is free of charge. Meal Plan: Full English breakfast is included in the room rate.
